New glimpses into the future of Downtown Miami have emerged with the unveiling of new renderings and phased plans for Miami Riverbridge, a groundbreaking mixed-use development poised to redefine the landscape at 400 Southeast 2nd Avenue along the Miami River. Crafted by the renowned architectural firm Arquitectonica and spearheaded by Hyatt Hotels Corporation and Miami’s Gencom, this visionary project promises to revolutionize the 4-acre site, replacing the existing Hyatt Regency Miami hotel and the James L. Knight Center, landmarks dating back to 1982.

The meticulously detailed plans recently submitted to the Miami River Commission outline an expansive nearly 3.8 million square foot development. A standout feature is the 87-story tower, slated to soar to an impressive 1,044 feet, earning the distinction of being labeled a ‘Supertall’. This architectural marvel will not only redefine Miami’s skyline but also exemplify the project’s innovative design philosophy. Linked by a sky bridge on the 61st floor to another tower, the project showcases a forward-thinking approach to urban living.

Tower 1, rising to 734 feet, will encompass 62 levels hosting the Hyatt hotel and serviced apartments, while Tower 2, standing at 636 feet, will feature 52 levels dedicated to residential spaces. Tower 3, the crown jewel of the development, will boast dual lobbies — a visionary lobby tailored for ambitious ventures and a luxury lobby exuding opulence. With Phase 2 set to commence construction, the project is poised to deliver unparalleled luxury living experiences.

The three towers emerge from an elegantly designed, predominantly oval-shaped podium, with Towers 1 and 2 boasting a distinctive concave structural form while Tower 3 exhibits an elliptical shape, creating a dynamic visual contrast. Offering 1,342 multifamily units, 264 apartment/hotel units, 615 hotel keys, and 100,000 square feet of commercial space, Miami Riverbridge is set to transform an underutilized parcel into a dynamic waterfront mixed-use complex.

Moreover, the development aligns seamlessly with the Miami River Greenway Action Plan (MRGAP), championing accessibility and connectivity along the riverfront. Plans include the creation of a pedestrian bridge and a riverwalk, enhancing public access and enjoyment of the riverfront. By removing existing barriers and adding landscaping, seating, and gathering areas, the project aims to promote a vibrant, accessible Miami River area while catalyzing downtown Miami’s waterfront rejuvenation.

With developers expressing optimism about obtaining building permits in the coming years, Miami Riverbridge stands as a beacon of progress and innovation, poised to leave an indelible mark on the city’s architectural landscape.
